Statistical Analysis of the Suburban Real Estate Market in the Moscow Region (on the Example of Cottage Settlements)

After the beginning of the COVID-19 pandemic, the sharply increased demand for suburban housing revived the interest of researchers in studying the factors influencing the pricing of the suburban real estate. However, the topic of suburbs` comfort is still given little attention by both Russian researchers and foreign ones. The first chapter of this paper presents the theoretical aspects of the suburban real estate market, and the second chapter analyzes the supply and demand in the suburban real estate market before and after the COVID-19 pandemic. The influence of comfort factors on the price of cottages in the Moscow region was studied in the last chapter. The characteristics of the cottage and the cottage settlement, the characteristics of transport accessibility, social infrastructure and ecology were used as explanatory factors. The logarithmic regression model was accepted as the most adequate. At the last stage of the study, comfort indices for cottages were constructed using the principal component analysis. The resulting comfort indices are highly correlated with the cost of cottages. Further, using cluster analysis by the k-means method, it was possible to determine the ranges of index values that allow to distribute cottages by comfort classes.
