The reasons for price changes, growth and decline in supply and demand are also reviewed. The legal framework of the UAE government is analyzed. Recent changes made to UAE legislation have been studied in the context of global policy. The legal aspects of real estate ownership by foreigners were also analyzed. Using quantitative and qualitative approaches such as the comparative method, SWOT analysis and interviews with market participants, the research aims to identify factors influencing the formation of trends in the market. The research provides conclusions about the attractiveness of the real estate market in the UAE in the short and long term. The main shortcomings in the work are related to the lack of literature, as well as the lack of information about less developed emirates than Abu Dhabi and Dubai, this may affect the completeness of the study.
