Satisfaction With Housing in New Buildings Based on User Reviews (Using the Example of Moscow and the Residential Complexes of the PIK Developer Company)

This study investigates the satisfaction of residents in new residential complexes based on user reviews and surveys conducted among residents of the "Rimskogo-Korsakova 11" and "Green Park" residential complexes. The aim of the research is to adapt existing methodologies for assessing resident satisfaction to the specific conditions of these residential complexes. The research methodology includes content analysis of reviews on the Yandex.Maps platform and a survey of residents using a multi-attribute model. Content analysis identified key themes and issues most frequently discussed by residents, while the survey provided a quantitative assessment of the importance and performance of various aspects of living. The main results show that the highest satisfaction ratings are associated with infrastructure, children's playgrounds, and cleanliness inside the buildings. At the same time, the greatest problems are identified in the areas of sound insulation quality, parking availability, and the performance of the management company. The identified data allow for specific recommendations to improve housing conditions and increase resident satisfaction. Thus, the study demonstrates the effectiveness of a combined approach that integrates content analysis and a multi-attribute model for a comprehensive analysis of resident satisfaction in new residential complexes. The research results confirm that adapted methodologies allow for a more accurate assessment of resident satisfaction and the identification of key factors affecting the quality of living.
