Formation of the Concept of a Residential Real Estate Development Project in Relation to the Territories of Single-industry Towns Using the Example of a Site in Magnitogorsk

Today, the development of residential real estate is evolving not only in terms of production volumes, but also as a sphere in which companies find it increasingly difficult to compete. Therefore, in order to attract customers, companies have to expand the scope of their activities and conduct more analytical work to create unique properties that can compete in the market. One of the most important aspects of this work is the development of a project concept, which aims to create an image and a product that will attract the population. During this process, an analysis of the territory is conducted based on a large number of factors, including data not only about the territory itself, but also about its surroundings, the population, and the city as a whole. However, today, the unique characteristics of settlements are often not taken into account in this process. Particularly important for the development of project concepts are the features of monotowns, which are often overlooked. As a result, projects are created that do not meet the needs of the population or do not consider the direction of the territory's development, and they become unprofitable and unwanted. This work will explore the factors that contribute to the formation of successful project concepts, taking into account those that are characteristic of monotowns. The result of this work will be the application of the identified factors in the process of developing a concept for a site in the city of Magnitogorsk.
