Factors Affecting The Price Of Residential Real Estate

The question of choosing an office space has become increasingly important nowadays. After the end of the pandemic, companies are moving employees back to the office. The choice of a comfortable office depends on many factors. Companies try to find the office with acceptable rent and to take into account the interests of employees who are important to get a comfortable workplace. This paper investigates the factors that influence the study of factors affecting the rental price of office space. Thus, we assessed the impact of such a factor as the word “Акция” in the rental announcement. A hedonic regression model was built on the basis of the received announcements about office rent in the city of Kazan. The results showed that the significant factors in choosing an office space are the presence of transportation infrastructure and physical characteristics of the building. The effect of the presence of the word “Акция” in the ad turned out to be ambiguous, on the one hand, it is a way for the landlord to rent out real estate faster, on the other, when finding an office in the city center, it is a manipulation to attract tenants. These results may be useful for companies dealing with commercial real estate.
