House construction remains an important sector of the economy, influencing the quality of life and urban development. With population growth and urbanization, the demand for efficient construction projects increases, making business process optimization critical. This includes the introduction of modern technologies, automation and digitalization of processes such as BIM, IoT and artificial intelligence. The purpose of the work is to identify ineffective business processes in the marketing and sales department of a construction company and develop an improved model of one of them. To achieve the goal, theoretical aspects of optimization were studied, industry analysis, employee and management surveys, as well as a comparative analysis of regulations and the actual implementation of processes were carried out. The methodology included theoretical analysis and interviews using BPMN. The theoretical significance lies in deepening knowledge in the field of construction project management, especially taking into account digital transformation. Practical significance is to increase the efficiency of business processes and reduce costs for construction companies. The result was a streamlined process for the marketing and advertising department, reducing turnaround time by 13.5 hours and increasing the effectiveness of marketing investments. Further research may be aimed at optimizing other departments and reengineering the company's business processes.
